    NVIDIA Leases 7.6 Lakh Sq Ft Bengaluru Office Space in ₹1,230 Crore Expansion Deal

    NVIDIA has signed its largest office space deal in India, leasing 7.6 lakh sq ft in Bengaluru as the company expands its AI and engineering operations.

    NVIDIA has leased 7.6 lakh square feet of office space in Bengaluru in a transaction valued at approximately ₹1,230 crore over 10 years, marking the company’s largest office expansion commitment in India to date.

    According to property documents accessed by Propstack, NVIDIA Graphics Private Limited, the company’s Indian subsidiary, has leased space at Bagmane Capital’s Memphis South Tower, owned by Bagmane Constructions Private Limited.

    The agreement covers 12 floors with a total chargeable area of 7,60,000 square feet. The monthly rental is ₹8.59 crore, with the lease commencing on April 1, 2026.

    The transaction includes a rental rate of ₹113 per square foot per month, a 10-year lease tenure, and a security deposit of ₹34.35 crore. The agreement also carries a 15% rent escalation every three years.

    The expansion reflects NVIDIA’s growing presence in India as global demand for artificial intelligence infrastructure, semiconductor engineering, and AI software development continues to accelerate.

    Bengaluru has increasingly emerged as a major global engineering and R&D hub for multinational technology companies, particularly across semiconductors, cloud computing, AI infrastructure, and enterprise software.

    Raja Seetharaman said the transaction highlights India’s growing importance in the global AI ecosystem.

    “NVIDIA’s decision to secure a massive 7.6 lakh sq ft facility in Bengaluru is a powerful testament to India’s indispensable role in the global Artificial Intelligence ecosystem,” Seetharaman said.

    “Coming on the heels of NVIDIA crossing the historic $5 trillion market cap milestone last week, this long-term commitment, involving a total rental outflow of approximately ₹1,230 crore over the next decade, highlights the scale at which AI giants are expanding their R&D and engineering footprint in India,” he added.

    The transaction also underscores sustained demand for premium Grade-A commercial office space in Bengaluru, which continues to attract global technology, semiconductor, and AI firms expanding engineering operations in India.

    The city has seen several large-scale office leasing transactions involving multinational technology companies in recent months.

    Earlier in 2026, Apple expanded its Bengaluru office footprint at Embassy Zenith by leasing an additional 1.21 lakh square feet of workspace, taking its total occupancy in the tower to 3.89 lakh square feet. The lease reportedly carries a total rental commitment of around ₹1,333 crore over 10 years.

    Last year, Morgan Stanley leased around 1 million square feet of office space in Mumbai, while Qualcomm leased 2.56 lakh square feet in Bengaluru for semiconductor and engineering operations.

    The latest NVIDIA transaction reflects how India is becoming increasingly central to global AI infrastructure development, semiconductor design, and technology R&D as multinational firms deepen investments across the country’s engineering and innovation ecosystem.
